This
is an ongoing collection of tips and hints for sellers because I believe
that it is just as critical when selling to have a good agent. An informed
seller with a good agent will be a better seller to deal with. If you
are thinking of selling your house and don't already have an agent, we
can probably help you choose someone in your area who is good at selling
homes like yours.
- Always have your
agent give you a copy of all the information that appears in the multiple
list, especially the location map, and check it carefully. Mistakes
and incorrect or missing information may cause your house to not even
appear in an agent's or prospective buyer's computer search or to be
passed over because it appears to not have some feature critical to
the buyer.
- Beware the agent
"buying" your listing. It is only human nature to want to
believe that a particular agent can get a much higher price for your
house but be careful and be realistic. If three agents all give you
the same suggested listing price and another agent gives you a price
10% above, it might be that that agent just wants to get the listing
and then will want you to drop the price when the house doesn't sell.
- It cannot be said
often enough that a house that shows well usually sell faster and for
more money than the identical house across the street that is dirty,
cluttered or messy. Go look at your competition and see how your house
measures up. Listen to what your agent has to say about presenting your
home to best advantage and do what he or she suggests.
- Get the greatest
exposure possible for your home. An agent who wants to withhold your
house and not put it in the multiple list may not be acting in your
best interest, even if he or she reduces the commission if sold by that
agent. Do you want one agent trying to sell your house or do you want
hundreds? Competition usually results in you getting a fairer price
