You’re about to embark on the largest purchase of your life. Wouldn’t it be to your advantage when buying a home to have a good, experienced agent on your side who will give you full service throughout the buying process? There are two points to consider as you start this process. The first point is practical: will your agent always be approaching this from a buyers’ perspective? The second is to be able to trust that your agent will represent your best interests from start to finish.

Real estate has traditionally been about selling houses. Buyers have always been incidental. At The Buyer's Best, our entire focus is on home buying, not on home selling. Other Real Estate companies’ focus is on how much money they can get for a seller. The industry givesawards based on how much money real estate agents get for houses. They tell you to list your house for sale with them because “we can get you a sale from our network of buyers.” Is this how you want to make the most important purchase of your life? Do you want to be seen as someone to be sold a house? Because we only represent buyers, we’re always on your side, working for you. We look at all homes equally, as you do. Our only purpose is exactly the same as yours: to find the one best house for you. Because we are always on the buyers’ side, the probability is that you’ll have a smoother transaction and won’t be frustrated and stressed or left wondering whether you could have made a better deal.

The second point is that in Maryland, it is completely legal for a Real Estate Company to represent both the Buyer and the Seller in the same transaction as long as it is disclosed to you. If you were in a lawsuit, would you really want your attorney to also represent the person you were suing? We choose to represent buyers only and not list homes for sale because we believe that it is a conflict of interest to try to do both, and it simply doesn’t give buyers the equal standing they deserve. It isn’t to create an adversarial situation but rather a change in perspective and an attempt to level the playing field. If you were to hire a Buyer Agent from a traditional company, you can have no confidence in that agent and company remaining your agent or keeping confidential any information you may have given them.

Tip: State law requires that at first face-to-face meeting, a real estate agent must give any prospective buyer or seller the AGENCY DISCLOSURE FORM. If you have already met with an agent and have not been given this form, you might want to ask why not.
